1、摘要摘要自改革开放以来，国内经济制度发生翻天覆地的变化，为适应市场经济的发展，土地使用制度也进行了相应改革，由以往的无偿无期限的划拨出让向有偿有期限的出让方式转变。国家把更多的土地推向市场，使得土地交易活动越来越频繁，进而催生土地评估等经济鉴证类业务频繁化，与此同时，众多学者、土地行业从业人员把目光转向对土地评估的理论、方法的研究及实践研究上。假设开发法因其理论基础和计算步骤从投资人的角度出发，合理的反映投资人在获得合理的收益情况下能够承受的地价水平，为土地市场交易等土地经济活动提供更完善的服务，故而成为

2、土地估价五大方法中较为常用的一种。本文以我国土地市场为载体对假设开发法在土地评估中的实际应用情况进行研究。从假设开发法的基本原理入手，对假设开发法在评估实践中的基本计算公式进行细化，对假设开发法中的主要参数进行详细分析、探讨假设开发法在我国土地评估应用的现实价值及指出在假设开发法的实际应用中存在的难点并提出相应的改进措施或正确的操作方法。关键词：土地评估；假设开发法；应用参数ABSTRACTSincethereformandopening—up，greatchangeshavetakenplaceinth
