1、毕业论文论文题目：城市景观对住宅价格的影响—以秦皇岛市为例2014年06月04日摘要摘要随着社会经济的不断发展，公众对生活环境质量的需求提高，在物质生活得到满足的同时，人们越来越重视居住的环境，国内城市的景观住宅、花园住宅等也越来越得到人们青睐。城市景观，作为城市典型的地方公共产品，具有稀缺性及区位的特殊性两个特征，离景观较近的住宅享有景观所提供的公共福利也较多，最直接反映在景观对周边住宅价格有明显的提升作用。另一方面，城市景观作为城市公共物品，具有消费的非竞争性、非排他性和受益地方化的明显特征，除用地外还需政府的财政支出加以维护，相比
2、房产开发、工厂建设等其他用地方式，其带来的经济效益与价值在市场上也难以用货币来衡量，因而其作用常遭到忽略，致使公共收益流失或分配不均。同其它因素相比，江、河、湖、海等水景生态景观对住宅价格的影响更大，也更能激发消费者的消费欲望，秦皇岛市拥有的海景、水景生态景观是其他城市所无法不可比拟的优势。又由于水景资源的稀缺性，尽管其成本有所增加，但其定价的空间相对而言更大，从而利润空间也更大。本文以秦皇岛市4个主城区作为研究区域，收集有效在售楼盘价格136个及详细住宅价格3000多个，通过文献分析法、比较分析法、定量分析法等，在收集的其他城市海景、
3、水景生态景观对城市住宅价格影响及秦皇岛市4个主城区沿海的住宅与非临近海边住宅的售价的资料的基础上，对采集的数据进行量化分析与相关计算，分析海景、水景生态景观对于城市住宅价格的影响状况，对秦皇岛市的各类景观的质量及分布等情况进行描述和总结。关键词城市景观；住宅价格；景观价值IabstractAbstractWiththecontinuousdevelopmentofsocialeconomy,thepublicdemandtoimprovethequalityoflivingenvironment,havebeenmetatthesame
