1、中南大学硕士学位论文房地产上市公司绩效评价的研究姓名：富雅琴申请学位级别：硕士专业：数量经济学指导教师：朱灏201105摘要中国经济的发展实践中，我国国民经济的发展势头十分迅速，而作为中国国民经济的支柱产业⋯一房地产业，对国民经济的贡献力也在日益增加。论文的研究思路是，根据房地产的综合实力、整个行业的全貌以及在公司经营中存在的问题，通过绩效来评价我国房地产上市公司的发展情况以及发展前景。论文以深沪两市的83家房地产上市公司数据作为研究分析对象，采用因子分析等统计方法构造业绩评价的数学模型。从业绩评价的情况看，在行业发展迅猛的条件下，“房地产泡沫"在成长，抑制房地产行业的投资过热以及迅速上

2、涨的房价，是保证房地产行业合理、科学、平稳发展的必要前提。论文由六个部分组成：第一部分主要介绍了本文的研究背景、研究意义。第二部分通过对国内外的企业绩效评价理论进行文献综述。第三部分主要描述了我国房地产产业和房地产上市公司的发展状况第四部分为上市房地产公司的绩效评价方法。第五部分为实证分析部分，通过因子分析法计算出房地产上市公司的绩效的并进行排名和层次聚类，并我们选取因子分析法计算出我国房地产行业内经营开发上市公司的业绩得分，并关于房地产上市的股东获利发展能力、偿债能力、运营能力、盈利能力、成长能力五个方面进行评价。第六部分在此基础上对房地产上市公司的绩效结果进行结论和对房地产行业的建议
