3、echangedtheblankspotsofrealestateindustryinShanxiprovince.SincethefoundingofourPeople’sofRepublic,therealestateindustryinTaiyuancitygrowoutofnothing,fromsmallsizetobigsize,andmakeremarkableachievementsatpresent.However,thereappearedsomeproblemsduringthedevelopmentoftherealestateindustry,andthere
4、forethisarticledesignatedtotakeTaiyuanrealestatemarketastheobjectofstudy.Firstofall,thisarticlecarriesontherelevantresearchresultsofthereal-estatebubblesandmakesatheoreticalreview;describessomeofthecommondetectionmethodsofreal-estatebubbles,andthenmakesasimplereviewofthehistoryandpresentconditio
5、nofTaiyuan’sreal-estateindustry.Onthebasisoftheprinciplesofdataselection(theyareavailable,operabilityandcomparability),wedecidetochoosethefollowingsixindicatorstoanalyzewhetherthereexistthebubblesinthereal-estatemarketofTaiyuan.Thesixindicatorsareasfollows:real-estateinvestmentgrowthrate,real-es
6、tateinvestmentaccountedfortheproportionofinvestmentinfixedassets,completionoftheconstructionareaofrealestateandrealestatearearatio,completionofanareaofrealestatesalesandrealestatearearatio,priceratio,andvacancyrate.Aftersomeresearchingworks,we’vefoundthatduringtheyearof2008and2009,thereexistedbu
