2、断上涨，把大批购房者排挤出了买房的队伍；当房产的投资者在房产行业无利可图，便会撤出。两方面因素应经造成房地产的销售业绩开始出现明显的下滑，对经济的拉动作用降低！如果能把房地产行业引导到良性发展的轨道上来，对于处在观望态势的购房者来说是莫大的喜讯，进而有力的刺激了内需，保持经济平稳发展。本文将从供求原理和弹性理论为出发点，重点分析影响房价的众多因素，对目前房地产发展的状况进行详细而深入的分析，认为我国房地产产业存在市场发育不完全，商品房空置率高，房地产市场低靡，融资渠道狭隘等诸多问题，进而探索控制
