1、对外经济贸易大学硕士学位论文外资流入与我国房地产价格关系实证研究姓名：王秀文申请学位级别：硕士专业：金融学指导教师：孙华妤201105摘要在金融全球化的发展趋势之下，国际资本流动更加频繁。改革开放以来，中国经济的腾飞为全世界所瞩目。中国巨大的市场发展潜力以及良好的投资前景更日益成为众多海外资本关注的焦点。截至2006年，我国己连续15年位居发展中国家中吸收外资之首。从国际经验看，国际资本的大进大出不仅会对一国的经济造成影响，还会引发金融危机。大量的国际资本在人民币升值预期的影响下进入我国，其中有一部分进入了房地产市场，推动了房地产价格的上涨。房地产业作为我国国民经济主要支柱产

2、业之一，正随着改革步伐的加快和市场的蓬勃发展日渐成为外资大量投向的主要产业。本文在理论分析的基础上，通过构建多元回归方程，经过协整检验和Granger因果检验，分析了货币供给和实际利用外资额对我国房地产价格的影响。研究结果表明在存在人民币升值的预期下，大量国际资本流入我国，会给货币供给造成压力，并影响到房地产市场，我们必须加强对国际资本流入的监控．关键词：国际资本流入，货币供给，房地产价格，协整检验AbstractInthetrendoffinancialglobalization，theinternationalcapitalfowsmorefrequently。After
