1、万方数据上海交通大学硕士学位论文产权性质、住房资产与财富效应——基于“小产权房”的视角摘要自1998年全面推行住房分配货币化后,我国房地产行业进入市场化新阶段。一方面房地产在我国经济中重要性不断上升,另一方面住房资产一直处于我国家庭资产配置中的主导地位,因此对住房资产财富效应的研究具有重要的意义。不同于发达国家房屋产权私有化制度,我国尚未健全的房地产市场中存在多种产权形式的住房资产,其中小产权房即为一典型。此种特殊的产权性质是否改变了原有财富效应呢?本文利用2011年中国家庭金融调查(CHFS)数据,在考察我国住房资产对消费影响的基础上,评估产权性质的影响,同
2、时也进一步探讨了产权性质可能作用的途径。通过实证分析发现,我国城镇居民住房资产的财富效应高达0.13,其中对耐用品消费和旅游、医疗和教育等特定消费的促进作用更大。考虑产权性质时,小产权房的财富效应显著低于普通商品房约3个百分点。基于较低的家庭财富水平是购买小产权房的主要原因,我们进一步按收入分组进行研究发现,低收入家庭两种产权住房资产的财富效应差异最大。这是因为此类家庭规避风险的能力较弱,而小产权房无法提供完全的产权保障,从而抑制了家庭的消费需求。关键词:财富效应、房产价值、居民消费、小产权房I万方数据上海交通大学硕士学位论文PROPERTYRIGHTS,HO
