1、AbstractWiththedevelopmentofurbanizationandindustrialization,thedemandforconstructionlandisgraduallyincreasing.State-ownedcollectiveconstructionlandbecomescarceafterextensiveuse,thecollectiveconstructionlandtransferinthemarkethasbecomeaninevitabletrend.However,duetostatere
2、strictionsoncollectiveconstructionlandcausedbyspontaneouscirculation,resultingindistortionofthecollectiveconstructionlandvalue.Therefore,thispaperaimstoestablishacollectiveconstructionlandpricemechanismtoassessacomplete,fairvalues,normsofcollectiveconstructionlandmarket,to
3、preventthelossofcollectiveconstructionlandvalue.Thisarticledescribesthecollectiveconstructionlanduserighttransfervaluationtheoryandtheturnoversituation,andthenanalyzethevalueofcollectiveconstructionland’sconstruction.OnthebasisofMarxrenttheory,Sustainabledevelopmenttheory,
4、Socialsecuritytheory,findthatthevalueofcollectiveconstructionlandshouldbeconstitutedbytheeconomicvalue,ecologicalvalueandsocialsecurityvalue,andanalysisthemethodofthesethreevalues.Finally,acollectiveconstructionlandinGuangzhoutobeevaluatedbythebenchmarklandpricefactorcorre
5、ctionmethodofitseconomicvalue,thentheecologicalvaluemethodtoassesstheirecologicalvalue,andthenusetheold-agesecuritymodeltoassessthevalueofthesocialsecurity,thenplusthemtogetthetotalvalueofcollectiveconstructionland.Researchpapersshowthat,inassessingthevalueofcollectivecons
