3、发展，而且有利于起到全国性的示范带头作用。所以，研究京津冀地区房地产市场发展具有很强的理论意义和现实意义。本文在通过研究房地产市场基础理论的基础上，首先分阶段从整体上概述京津冀地区房地产市场发展历程和阶段，结合京津冀地区房地产市场从1998年发展至今，进一步归纳出京津冀地区房地产市场发展速度较快，规模不断扩大；房地产金融化程度差异较大，开发资金来源结构不均衡；商品房销售均价居高不下，房价收入比较高；政策性住房建设发展缓慢的主要特点。紧接着从房地产供给，商品房销售，房地产开发企业，政策性住房建设四个方面，反映了京津冀城市房地产市场经济中房地产供给、需求与政府干预对

4、其影响。通过对京津冀城市房地产市场发展进行综合评价和聚类分析并进一步总结出京津冀各个城市的发展特点。最后，根据文章的理论和实践研究分析，鉴于京津冀城市房地产市场发展对整体京津冀房地产市场发展的重要性，提出针对性的策略建议，具体包括：提高人均收入水平、拓展房地产融资渠道、完善政策性住房保障体系、规范和完善房地产金融中介服务、合理规划城市布局等。以保障京津冀城市房地产市场的健康、持续、稳定发展。关键词房地产市场京津冀城市发展水平IAbstractAbstractIn2014,PremierLiKeqiangstressedtheregionalcooperative
