2、。城镇化过程中，农村人口不断地转移到城镇给房地产市场带来了广阔的发展空间，促进了对城镇商品住房的需求并推动了房价的上涨。但是目前房地产价格上涨速度之快、价格之高令许多人在住房面前望而怯步，长久以往必然会对城镇化的发展产生极大阻力。因此探究城镇化与房地产价格之间的关系并对房地产市场提出合理的建议是十分必要的。文章从城镇化率、城镇居民人均可支配收入、当年商品住宅销售额、人均GDP等四个影响城镇化的因素出发，选取福建省1998—2012年统计年鉴中的数据进行实证分析，研究得出城镇化对房地产价格影响的原因及影响程度。关键词：城镇化；时间序列的ADF检验；逐步回归法；房地产价格Abstra
