1、天津市地铁周边房价影响因素研究摘要：本文运用Hedonic模型法，对天津市100个住宅小区的房屋容积率、绿化率（百分数）、建筑类型、装修情况、房屋附近轨道数、公交数、高速数、教育机构数、医院数、银行数、其他商业数、社区配套机构数等15个特征进行分析，发现其中房屋容积率、公交数、小区周边其他商业数、社区配套机构数这四个因素是决定天津市房价的关键因素。关键词：特征价格法房价影响因素截面数据数学模Abstract：Inthispaper,usedthemethodofHedonicmodel,weresearched100residentialareasinT

6、ds：HedonicPriceMethod,HousingPrice,InfluenceFactor,Cross-sectionalData,MathematicalModel1、引言天津是继北京后中国内地第二个建设城市轨道交通系统的城市，截至目前，城市轨道线网共9条线路，其中地铁8条，轻轨1条。2013年，天津重点实施了5条地铁线的建设：地铁5号线、6号线构成中心城区的环行线网，地铁2号线机场延伸线，地铁3号线延长线，地铁1号线国家会展延伸线，在建总里程达到115.3公里，是天津近年来轨道交通建设规模最大的一年。轨道交通的发展方便了周边居民的日常生活，
7、对周边房地产业的发展起到了促进作用。房地产业是衡量一个城市经济效益的重要指标，在不同的城市，轨道交通发展产生的房地产增值效益并不相同。天津市是我国的直辖市，最近几年轨道交通的加速改善使得天津居民更加关注住房与轨道交通关联问题。数据显示，天津市在中国大多数城市中房价总体水平居于二线，地铁周边房价普遍高于平均水平。因此，定量研究轨道交通对房地产价值的影响成为迫切需要解决的理论和现实问题。一直以来天津房价问题也是众多专家学者关注的话题，在此之前已有不少研究成果。刘玉录在《天津房价水平、特点及走向》一文中水平比较了天津与中国的其他城市，发现影响天津房价的主要因素
