2、opmentplans–themostimportantdatabasesofNationalGeographicInformationSystem(GIS)inPoland–arebasicinformationsourcesusedforvaluationofrealestates.Butunfortunately,thesedatabasesaredistracted,theyaremanagedbymanydifferentinstitutionsandtheaccesstothemisoftentroublesome.Itwouldbeusefultocollectallthene
3、cessarydataintheformofonesuitabledatabase,containinginformationdescribingeveryrealestate.Theuseofrelationaldatabasetechnologyforspatialdatastoragemakespossibletheapplicationofmodernobjectorientedmethodsforsuchdatabasedesign.TheanalysisoftheNationalGISdatabasesdetailedsubjectrangeproved,thattheydono
4、tcontainthecompletesetoftherequiredinformationtomakethevaluation.Particularlythespatialattributesofrealestateandrelationshipswithotherobjectsinthedirectandfurtherneighbourhood(utilitynetworks,majorroads,industrialplants)areessential.Mostoftensuchdataarenotrecordeddirectlyinthedatabases.Theauthorssu
5、ggesttheuseofGISdataprocessingtoolsforcalculationofadditionalrealestateparameters,essentialforvaluationprocess.Inparticular,thebufferingfunction,belongingtothecanonofspatialanalyses,whichcandeterminetherealestatedistancetootherobjects,andfunctionsfromthedomainofgeographicalnetworksanalyses,makingpo
