1、摘要自1998年住房制度改革以来，房地业增加值在GDP中所占比重呈上升趋势，由1998年的4．1％提高到2009年的5．5％，房地产业在国民经济发展中发挥着重要作用。郑州作为国内交通运输的大动脉，有着极其便利的交通优势和区位优势，所以郑州房地产市场近几年来也呈现出快速发展的态势，房价也飞速攀升。本文，通过对房地产新政之下国内房地产现状进行梳理，研究房地产新政对郑州市房地产市场的影响，并对郑州市房地产的发展趋势进行分析判断，最终提出国家在宏观调控政策上促进房地产市场的政策建议。本文首先介绍了国内外对房地产

2、的理论及宏观调控政策的研究，然后用这些理论和政策分析当前国内房地产的现状，通过对新政之下郑州市房地产市场的各项数据进行分析，对郑州市房地产市场发展前景进行分析，提出政策层面应立足于解决供求矛盾、建立和完善住房保障体系，改革和完善房地产管理制度，改革土地出让制度等措施。并通过大量翔实的图表数据对郑州市(城区)房地产住宅市场运行情况进行实证分析，客观真实地反映了郑州房地产市场的经营情况和发展趋势。关键词：宏观调控政策郑州房地产AbstractAbstractSincehousingsystemreforms
