2、研究出发点，回顾和梳理关于住房供给和供给弹性的相关理论和实证研究，在理论分析和规范分析的基础上，构建我国城市新建商品房和存量商品房的供给函数，收集35个大中城市的相关数据进行了实证分析，测算我国重点城市的商品房供给弹性，并探索性分析城市间新建商品房供给弹性系数差异的原因。实证结果显示我国城市间新房供给弹性系数差异明显，35个城市中有19个城市新建商品房供给富有弹性，3个城市缺乏弹性，13城市弹性全无，存量商品房供给弹性系数则普遍弹性系数较小或不显著。经过分析，发现城市需求因素和土地因素可以部分解释新建商品房供给弹性

3、系数的差异，人口总量越大的城市和土地容积率越高的城市，弹性系数越小，而土地价格越高的城市，弹性系数越高。本文的研究加深了我国商品房供给以及影响新建商品房供给弹性的主要因素的认识，丰富了对于我国城市层面商品房供给弹性的理论研究。关键词：新建商品房；供给弹性；存量；流量；III浙江大学硕士学位论文AbstractSincethehousingsystemrefomain1998，thehousingmarketsinChinaexperienceasustainingpriceincreaseandthemagnitu
