1、厦门大学硕士学位论文房地产企业内部控制实务研究--基于R公司的案例研究姓名：王华锋申请学位级别：硕士专业：工商管理（MBA）指导教师：吴世农201209摘要受全球金融危机影响，当前我国的经济内忧外患，形势严峻。房地产开发企业受国家“限购、限贷、限价”政策的影响，当前面临着成交量不断萎缩、库存积压、资金短缺等严峻困境。面对外部环境急剧变化、行业内部竞争加剧的形势，房地产开发企业除了维持资金链、保证融资渠道的畅通外，还必须要不断修炼好“内功”——健全企业内部控制。管理实践证明：企业内部控制可以提高内部管理水平，提高风险反应和预防能力，提升企业的核心竞争力。健全的企

2、业内部控制是房地产企业安全度过“严冬”的重要保证。因此，在借鉴国内外比较成熟的企业内部控制理论基础上，结合我国企业的实际情况，探讨房地产开发企业如何有效的构建健全的企业内部控制体系是非常有意义的。本文采用案例研究的方法，以房地产开发企业R公司为研究对象阐述了房地产企业内部控制措施的设计。绪论部分交代了本文的研究背景、思路和框架等，接着介绍了企业内部控制的概念、国内外理论与实务发展历程及内容，然后介绍了我国房地产开发业务概况和房地产企业内部控制现状，接下来介绍了R公司内部控制现状和存在的问题，最后阐述了R公司内部控制措施的设计。本文指出内部控制措施须嵌入到房地产
