1、武汉科技大学硕士学位论文第1页摘要经过多年的发展，我国的房地产业已成长为经济发展的支柱产业。随着房地产业的不断发展，资金问题日益凸现，国家一系列宏观调控政策表明房地产企业通过银行贷款获得足够资金的融资方式已成过去。在新政策和新的经济环境下，突破传统思维，借鉴海外成熟的融资方式经验，提出适合我国房地产企业的新的融资方式已经刻不容缓。本文首先介绍了研究背景、研究意义、国内外研究现状以及本文的基本框架和创新点；其次阐述了融资理论、房地产企业融资模式和国外房地产企业的融资方式；接着分析了我国房地产业的发展现

2、状，比较我国使用的三种常规融资方式，由于我国的金融市场不完善，金融体制不规范，造成这三种融资方式也渐渐不适合和不满足我国房地产企业的融资需求，继而提出要发展两种融资新方式：房地产投资信托和房地产抵押贷款证券化；最后通过案例分析，印证前文提出的融资方式是可行的。只要针对前文提出的实施障碍，确实履行相应的对策建议，新的融资方式必能助我国房地产企业走出融资难的困境；结论部分指出研究的不足之处，并提出该领域的研究展望。关键词：融资方式房地产投资信托住房抵押贷款证券化第1I页武汉科技大学硕士学位论文Abstr
