1、摘要房地产业是一个资金密集型产业，其对资金的需求量比较大而且资金的使用周期也较长。我国房地产金融业存在机构体系不健全、融资重心错位等问题，限制了房地产企业融资渠道的拓展。实现融资渠道多元化是房地产业持续发展的必由之路，需要从融资制度和融资方式两个方面进行创新。我国融资方式创新的基本思路是大力发展直接融资方式，进一步完善间接融资方式，引导长期资金进入房地产金融市场。不断推动房地产股票融资、房地产债券等融资工具发展和新型融资模式的创新，使融资规模和结构优化、融资主体多元化，发展符合我国国情的房地产融资机制。本文研究的基本思路是从国内房地产业融资现状入手，分析当前房地产行业

2、过分依靠银行融资形成的原因及影响，提出我国急需建设房地产业多渠道融资模式的问题。在文中分析了国内外房地产业除银行贷款外的主要融资渠道：房地产股票、房地产信托、房地产债券、房地产典当、房地产租赁融资的涵义和操作原理，并将多种融资方式进行对比，力图通过理论及政策分析，提出改进我国的房地产融资机制的建议，促进我国房地产业乃至国民经济的健康发展。关键词：房地产，房地产开发企业，融资，融资模式ABSTRACTRealestateindustryisclassifiedasacapital——intensiveindustrywhichneedsalotofcapitalaswe
