1、山东科技大学学士学位论文摘要衣食住行是一个人生存所必需的，房子作为安全性和稳定性的代表，在这个相对富足的中国收到了绝大多数人的热捧。由于大多数人还是处于普通消费阶层和住房按揭贷款的出现，房子的需求量不断上涨，房价也因此不断地推高，中低阶层的消费者由于资金有限，无法承受新房的高价，纷纷转向了面积小、带装修的二手房。鱼龙混杂的二手房交易中介不断地涌现，导致很多二手房房主或者买房由于信息有限，信息不对称等原因的限制出现了二手房价格的扭曲，欺诈等现象的出现。面对二手房交易量稳步增加，价格呈现上升趋势，市场交易变得越来越复杂的形式，我们有必要弄清楚二手房市场的作
