1、重庆大学本科学生毕业设计（论文）西永U4-4-1/04号宗地地块可行性研究报告GraduationDesign(Thesis)ofChongqingUniversityThefeasibilitystudyreportofXiyongU4-4-1/04plots摘要摘要房地产开发是在依法取得国有土地使用权的土地上，按照城市规划要求进行基础设施、房屋建设的行为。要想使开发项目达到预期的经济效果，首先必须做好可行性研究工作。可行性研究作为项目投资决策的依据、筹集建设资金的依据、开发商与有关部门签订合同的依据以及编制下阶段规划设计的依据是项目成败的先决条件。 该项目可行性研究报告共分十三个部分。

2、分别为项目总论，投资环境和市场分析，项目定位和SWOT分析、项目工程设计方案、项目管理方案、项目环境影响评价、项目组织机构与人力资源配置、项目环境影响、劳动安全健康与消防、建设投资估算、财务评价、社会评价、风险分析、报告研究结论与建议。  该项目选址于沙坪坝大学城，南临大学城南路，北临龙湖U城，东近大学城西路，西靠重庆绕城高速，紧邻重庆大学虎溪校区、川美、重师及地铁1号线和轻轨7号线，大学城、微电园、台资信息园、物流园、城市中心区5大片区环伺。经过财务分析，项目投资利润率较高，投资内部收益率大于基准收益率，财务上可行。通过敏感性分析、盈亏平衡分析，该项目抗风险能力较强，通过社会评价分析，该
