1、复旦大学硕士学位论文房地产泡沫研究——兼对当前中国房地产过热的思考姓名:陈恂为申请学位级别:硕士专业:金融学指导教师:丁纯20040428房地产泡沫研究一兼对当前中国房地产过热的总考摘要2002年以来在我国部分城市和地区出现了房地产投资过热、房地产价格上涨过快,以及过度炒作房地产的现象。金融机构在房地产市场的竞争和过度信贷投入,无疑是房地产过热的重要因素。这些现象,如果顺其自然,局部的房地产问题可能演变成房地产泡沫,并制约房地产业乃至整个经济的健康稳定发展,同时也给金融机构带来巨大的风险。日本、东南亚国家由房地产泡沫导致银
2、行巨额不良信贷,并引发了金融危机,泡沫带来的消极影响长期难以消除。房地产泡沫及其灾难性后果,在日本、东南亚国家经济史上绝无仅有,在整个资本主义经济周期史上也是空前的。本文在阐述房地产泡沫形成机理、危害的基础上,分析日本、东南亚国家房地产泡沫形成过程,从中比较中国局部地区目前房地产热中存在的相似问题,由此提醒人们重温房地产泡沫的经验教训,防范房地产泡沫产生,以免重蹈前人覆辙。【关键词】:泡沫房地产泡沫不良资产金融危机【分类号】:F293.35房地产泡沫研究—兼对当前中国房地产过热的思考AbstractWhiletheindu
3、stryofhousingisgraduallybecomingthemainstayindustryandaneweconomygrowthfield,therearesomephenomenonsofoverinvestmentofhousing,quickrisingofhousingpriceandexcessspeculationintherealestateinsomepartsofChinasince2000.Nodoubtthefiercecompetitionbetweenthecommercialban
4、kandexcesshousingcreditloanissuedbythefinancialinstitutionarethemainelementsthatcausingtheoverheatingoftheindustry.Forthelongrun,ifthetrendisnothaltedatthemomem,partialpartofhousingindustryoverheatingmayevolveintoarealrestatebubble.Itmaybringthegreatriskforthefina
5、ncialinstitutionwhileatthesamerestrainthedevelopmentofhousingindustryandthewholeeconomyaswellThefinancialandeconomicalcrises,causedbytherealestatebubbleinJapanandSoutheastAsiacountries,leftahugeamountofnon—performingloansforthefinancialinstitution.Andtheyalsomadet
6、heeconomyofthosecountriescomeintoalongperiodtimeofeconomicalslumpafterthecollapseoftherealestatebubble.Though,ithaslongbeenafterthecrises,thenegativeeffectsofthebubblestillexistinthosecountriestoday.Onthebaseofstudyingthefundamentalbubbletheory,thethesisanalysisth
