2、行巨额不良信贷，并引发了金融危机，泡沫带来的消极影响长期难以消除。房地产泡沫及其灾难性后果，在日本、东南亚国家经济史上绝无仅有，在整个资本主义经济周期史上也是空前的。本文在阐述房地产泡沫形成机理、危害的基础上，分析日本、东南亚国家房地产泡沫形成过程，从中比较中国局部地区目前房地产热中存在的相似问题，由此提醒人们重温房地产泡沫的经验教训，防范房地产泡沫产生，以免重蹈前人覆辙。【关键词】：泡沫房地产泡沫不良资产金融危机【分类号】：F293．35房地产泡沫研究—兼对当前中国房地产过热的思考AbstractWhiletheindu

4、kandexcesshousingcreditloanissuedbythefinancialinstitutionarethemainelementsthatcausingtheoverheatingoftheindustry．Forthelongrun，ifthetrendisnothaltedatthemomem，partialpartofhousingindustryoverheatingmayevolveintoarealrestatebubble．Itmaybringthegreatriskforthefina

5、ncialinstitutionwhileatthesamerestrainthedevelopmentofhousingindustryandthewholeeconomyaswellThefinancialandeconomicalcrises，causedbytherealestatebubbleinJapanandSoutheastAsiacountries，leftahugeamountofnon—performingloansforthefinancialinstitution．Andtheyalsomadet
