2、enttoeconomicandmarketreforms.Demandfromforeigncompanies-theprimaryoccupantsoftop-qualitycommercial,industrialandresidentialprojectsislikelytoincreaseasnewcompaniesenterthemarketandothersexpandasrestrictionsaregraduallylifted.Itis,however,prematuretosayexactlyhowmuchtherealest
3、atemarketwillbenefit.TopredictthatWTOentrywillmeanrisingrentsanddemandformoreconstructionintheshorttermis,perhaps,misguided.Thedetailsoftheagreementarenotyetknown,anditislikelythattheimpactwillbegradualandunevenlyspreadamongstbusinessesandindifferentareasofChina.Financialservi
4、ces,telecommunications,distributionandlogistics,informationtechnology,agriculture,andprofessionalservicesindustries,aswellasChineseconsumers,arelikelytobesignificantwinners.Metropolitanareasmayseebenefitsduetoeasingofrestrictionsonfinancialservicescompanies.Banksandinsuranceco
5、mpaniesareamajorindustrysectorintheseareas,andtheliftingofrestrictionsontheiractivitiescouldunleashsignificantlatentdemandforrealestateasthereformstakehold.Theliftingoftraderestrictions,theloweringoftariffsandtheeasingofrestrictionsondistributionoverthenextfiveyearswillbeaboon
6、forwarehousing,logisticsanddistributionrealestateinChina'sbusiestportcity,aswellasintherestofChina.WhileWTOentrymayencouragearecoveryinrealestatemarketssoonerthanotherwiseexpected,almosteverymajormarketinthecountryremainsvastlyoverbuilt.Intheofficesector,thevacancyrateforGrade
7、Abuildingsispresently30%inBeijingand38%inShanghai.Basedonrecenttrendsindemand,thisvacantofficespacewilltaketwotothreeyearstobeabsorbed,andthereismoreconstructionunderway.Chinawillcontinuetoreapeconomicrewardsfromthecomprehensivepackageofhousingreformsthatthecentralgovernmentha
