2、reforms.Demandfromforeigncompanies-theprimaryoccupantsoftop-qualitycommercial,industrialandresidentialprojectsislikelytoincreaseasnewcompaniesenterthemarketandothersexpandasrestrictionsaregraduallylifted.Itis,however,prematuretosayexactlyhowmuchtherealestatemarketwillbenefit.TopredictthatWTOentrywi
3、llmeanrisingrentsanddemandformoreconstructionintheshorttermis,perhaps,misguided.Thedetailsoftheagreementarenotyetknown,anditislikelythattheimpactwillbegradualandunevenlyspreadamongstbusinessesandindifferentareasofChina.Financialservices,telecommunications,distributionandlogistics,informationtechnol
4、ogy,agriculture,andprofessionalservicesindustries,aswellasChineseconsumers,arelikelytobesignificantwinners.Metropolitanareasmayseebenefitsduetoeasingofrestrictionsonfinancialservicescompanies.Banksandinsurancecompaniesareamajorindustrysectorintheseareas,andtheliftingofrestrictionsontheiractivitiesc
5、ouldunleashsignificantlatentdemandforrealestateasthereformstakehold.Theliftingoftraderestrictions,theloweringoftariffsandtheeasingofrestrictionsondistributionoverthenextfiveyearswillbeaboonforwarehousing,logisticsanddistributionrealestateinChina'sbusiestportcity,aswellasintherestofChina.WhileWTOent
6、rymayencouragearecoveryinrealestatemarketssoonerthanotherwiseexpected,almosteverymajormarketinthecountryremainsvastlyoverbuilt.Intheofficesector,thevacancyrateforGradeAbuildingsispresently30%inBeijingand38%inShanghai.Basedonrecenttrendsindemand,thisvacantofficespacewilltaketwotothreeyearstobeabsorb
