7、产业作为国民经济支柱产业,对国民经济的发展起着举足轻重的作用。但由于房地产开发项目规模大、周期长、房地产价值高等特点,使得房地产开发企业所需的资金量巨大,因此融资能力对房地产企业至关重要。本文通过对近年来房地产资金的主要来源渠道——银行信贷,以及包括房地产信托、房地产基金、债券融资、股票融资、海外融资等其他融资渠道的研究,分析了房地产融资结构单一、间接融资比重过大、创新融资方式少等现状问题及其形成的主要原因,并提出了我国房产企业融资如何向多元化发展,建立起一个多层次的房地产融资体系以及防范房地产企业融资风险的相应策略。关键词:房地产业、融资风险现状
