2、格评估业，由于理论上和现实中的需要，在房地产交易、抵押、典当、保险、税收、纠纷；企业合资、合作、兼并、分立、清算；房地产管理等方面越来越突出地显示了其作用。随着土地使用制度改革和住房制度改革的进行，房地产价格评估业同时也逐渐介入了房地产金融业，为金融业开展抵押贷款业务服务。安全性是金融机构经营的主要原则之一，在金融机构开展抵押贷款业务的种种风险中，抵押房地产价格评估风险是一个不可忽视的因素。如何降低抵押房地产价格评估风险，保护金融机构和评估机构自身的利益，推动我国抵押贷款市场的健康发展，就成了当前迫切需要解决的问题。本文立足于整个评估行业，从分析房地产价格评估行业、机构及人员的现状入手，指出了
