2、同时创造出更多的经济和社会效益，加速了我国城市化进程，为推动城市经济社会发展起到了举足轻重的作用。长期以来，我国的房地产开发主要依靠银行信贷资金运作。从宽的信贷政策能降低房地产开发商的进入壁垒，利于处于创业期的房地产开发商起步，为城市化进程提速，但不利于房地产企业的健康可持续发展。从紧的信贷政策能严控投资与投机信贷资金的供给，加大开发商的投资成本，提高了房地产开发商的进入壁垒，避免资质不够条件的企业混进房地产行业。政府如何通过政策的出台来影响房地产市场的发展，政策的实施会遇到什么困难，作为购房者又该如何根据政策的变化来想出对策合理安排个人的住房贷款值得
