1、中文摘要正确认识流动性过剩与房地产价格泡沫之间的关系，是我国国民经济能否持续健康快速增长的关键，关系到我国宏观调控手段的取向，更关系到人民群众的根本利益。我国流动性过剩状况是客观存在的，并推动了房地产价格的上涨，我们应对过量资金流入房地产市场提高警惕，不能把房地产市场作为疏导流动性过剩的有效途径，应采取相应政策措施调控房地产市场过度投资。本文采用理论分析与实证研究相结合的方法。首先，全面梳理流动性及流动性过剩涵义，综述流动性对资产价格影响的国内外理论观点，为货币政策执行与投资者如何选择资产提供理论参考，从我国流动性形成原因、表现及影响入手阐述当前我国流动性过剩状况，论述当前通用的房地

2、产泡沫的界定、检测与测度方法；其次，分析流动性过剩与房地产价格泡沫的关系，采用实证方法对流动性过剩与房地产价格泡沫关系进行分析，结果表明我国流动性过剩程度与房地产价格泡沫化水平具有正相关关系，过剩的流动性会加剧房地产价格的泡沫化程度；最后，针对解决流动性过剩和防止房地产泡沫问题提出相关政策建议。关键词：流动性过剩；房地产价格；房地产价格泡沫；黑龙江大学硕士学位论文AbstractCorrectunderstandingoftherelationshipbetweenexcessliquidityandtherealestatebubblewillbethekeytoournation
