1、毕业论文（2010届）长兴综合物流园区发展对策硏究现代物流已成为我国经济发展中一个新的增长点，而物流园区的规划建设被认为是促进现代物流发展的突破口。我国综合型物流园区因起步较晚，目前处于初创阶段。园区的经营理念仍停留在建造设施，招商引资，获取实物资产经营收入的传统观念上。园区更多的是扮演工业地产商角色，即通过规划和土地划拨或转让，对园区实施基础设施开发，并独立建设或合资合作共建仓库、办公楼及其他商用配套设施，通过转让成熟土地，出售、出租办公房、仓库、车间、堆场、停车场等实物资产，以及提供餐饮住宿商场等生活服务获
2、取收入。因此，科学合理的分析确定物流园区的发展策略，在充分满足企业需求的情况下，避免资源浪费或低水平的管理，对物流园区发展有十分重要的现实意义。本文以长兴综合物流园区为例，首先系统地介绍了物流园区的基本概念和理论，接着对长兴县物流需求量进行预测，并对长兴综合物流园区进行定位分析明确发展园区的必要性。作者进而分析了园区冃前的状况以及发展的坏境由此发现园区存在的不足，最后提出了切实可行的解决方法。本文的研究可以为长兴综合物流园区及其他类似的物流园区提供参考。关键词：现代物流；物流园区；发展对策AbstractMod
