1、RESEARCHFEBRUARY2010HONGKONGHONGKONGHONGKONGPRIMEOFFICEMonthlyReportPremiumCentralleadsthemarketHongKong’sofficesalesmarketremainedrobustoverthepastmonth.About250salestransactionswereregisteredinJanuary—theeighthconsecutivemonthtorecordover200deals.SaleswereparticularlyactiveinAdmiralty,whereseveral
2、record-breakingtransactionswereconcluded.AunitinFarEastFinanceCentre,forexample,wassoldforHK$57millionorHK$22,800persqft—anewhighinthedistrict.Althoughtherewerefewtransactionsinvolvinglargefloorplatesoverthepastmonth,thegrowthinpricesacceleratedcomparedwiththepreviousthreemonths.TheaveragepriceofGra
3、de-Aofficesincreased2.8%inJanuary,withmostdistrictsexperiencingnotablepricegains.PricesrosethemostinAdmiralty—by3.9%—followedby3.5%inTsimShaTsuiand3.0%inSheungWan.1Intheleasingsector,activityrevivedaftertheChristmasandNewYearholidays.Demandfromthefinancialsectorwasstrong,particularlyforpremiumGrade-
4、AofficesinCentral.FourmajorleasingdealswerecompletedinExchangeSquareinCentraloverthepastmonth,includinganentire13,000-sq-ftfloortakenbyEssence,aChinesebrokeragehouse.RBSleasedanadditional3,000sqftofspaceonthe15/FofCheungKongCenterinCentral,whilealocalsecuritieshousereportedlycommittedtosixfloorsinak
5、eyofficebuildinginCausewayBay,totalling90,000sqft.ThemarketcontinuedtoseecompaniesrelocatefromTsimShaTsuitoKowloonEast.AmajortransactioninvolvedengineeringconsultancyMottMacDonald,whichmovedfromNewWorldCentreinTsimShaTsuitoTower2ofLandmarkEastinKwunTong,takingupone-and-a-halffloorstotalling40,000sqf
6、t.Meanwhile,JapanesefirmKagaElectronicsmoveditsTsimShaTsuiofficetoa20,000-sq-ftspaceinManhattanPlace,KowloonBay,andaftermonthsofnegotiation,insurancegiantAIAtookfivefloorsofLandmarkEastinKwunTong,totallingaround100,000sqft.‘PremiumCentral’continuedtoleadtheHongKongGrade-Aofficemarket,withrentlevelsg
