1、同济大学经济与管理学院博士学位论文我国房地产经纪业管理模式研究姓名：陈英存申请学位级别：博士专业：城市管理与建设工程管理指导教师：施建刚20070501摘要系统要体现中国特色，同时提出环境优化措施，建立了具有中国特色的lILS系统平台架构，提出我国房地产经纪业札S系统运作流程的现实选择以及MLS系统建立及运行的基本步骤。第四，基于质量评估角度提出具有中国特色的房地产经纪业五维度服务质量管理模式。本文借鉴国内外研究成果，建立了我国房地产经纪业五维度服务质量管理模式。在探讨服务质量对满意和忠诚的关系时发现，在服务质量的五个维度中，有形性、响应性、可

2、信赖性和关怀性对顾客满意和忠诚产生了较强影响，安全性影响较弱。印证了质量、满意及忠诚的正向关联，良好的服务质量是顾客满意的基础，并进而决定了消费者形成最终的服务忠诚。第五，提出房地产经纪服务分解收费模式，包括信息搜寻成本、平均成交成本、平均垄断利润、成交价差额提成．这种结构可以协调房地产交易中的买卖双方以及经纪人的利益，有利于提高经纪人价格激励和效率激励的总效用。关键词：房地产经纪业，管理模式，服务质量，MLs系统，行业管理Ⅱ目录ABSTRACTRealestatebrokerageindustrybelongstorealestateindu
