1、中南民族大学硕士学位论文中国房地产金融风险预警系统研究姓名：周星申请学位级别：硕士专业：企业管理指导教师：郑双怡20100512中南民族大学硕士学位论文摘要近年来，房地产行业作为国民经济支柱产业之一取得了迅猛的发展，房地产金融在房地产行业的发展中起到了举足轻重的作用。但是，这种快速的发展过渡依赖于房地产金融，使得房地产金融面临着较大的风险。一旦房地产金融风险暴露，影响的不仅仅是房地产行业，与之紧密关联的银行、钢铁、水泥、建筑等行业都将遭到重创。然而，对房地产金融风险相关研究目前还没有形成一种较完整的体系，尤其对房地产金融风险预警系统的构建更

2、是缺乏系统的理论研究和实证研究。本文运用建立金融预警系统的一般方法和原理，对房地产金融风险预警系统进行了设计和构建。首先基于房地产开发的全过程对房地产金融风险影响的内部因素、外部因素进行了系统的识别，根据指标设立的原则提炼出了房地产金融风险预警指标。在预警系统构建上根据房地产市场的特点和信息获取的局限性选取了人工神经网络方法作为预警方法，并阐述了房地产金融风险预警系统构建步骤和运行机制，完成预警系统的初步设计。最后，根据武汉市房地产市场近7年运行的相关数据建立各预警指标数据矩阵，依照已设计的预警系统对武汉市房地产金融风险预警系统进行构建，运

3、用3δ方法划分预警域、运用主成分分析方法确定了各预警指标的权重、运用人工神经网络模型完成对各预警指标的预测，通过建立综合预警指标对整个武汉市房地产金融风险进行综合预警，并根据预警结果提出武汉市房地产金融风险预警的相关对策措施。论文最后对预警结果进行了分析，并对该模型的应用前景进行了展望，指出了该预警系统存在的不足之处，以供相关学者继续研究。关键词：房地产，金融风险，预警系统I中国房地产金融风险预警系统研究AbstractInrecentyears,therealestateindustryasthepillarindustryofnatio
