1、成都大学学士学位论文（设计）成都大学学士学位论文（设计）33成都大学学士学位论文（设计）浅谈住宅小区物业管理现状及发展建议摘要：现代物业管理作为房地产业的一个重要分支和第三产业服务业的一部分，正步入快速发展时期，随着社会和经济的发展，社会化、市场化、专业化将成为未来物业管理发展的趋势所在。住宅小区的管理作为物业管理的一部分，在多年实践中体现出来的重要性和优越性、行业的发展速度之快是有目共睹的，但是在传统房屋管理模式的影响下，专业的物业管理在住宅小区的运作过程中也产生了诸多问题，有待改进优化，以促进物业管理行业的积极健康发展。本文通过论述物业管理、住宅小区物业管理的基本理论，体现出物业管理在社

2、会和住宅小区中的重要性。其次通过列举地方为代表的小区物业管理发展状况，论证小区物业管理发展速度快，从而它的重要性和优越性得到肯定。再次，通过小区的问卷调查，得出了现实中小区物业管理存在的问题，并给出对策。最后给出发展建议，强调国家“十二五”规划建议中大力发展服务业的政策，整个行业应抓住机遇，克服困难，积极的发展，加快全面小康社会的实现。关键词：住宅小区；物业管理；发展；建议；ResearchforresidentialpropertymanagementpresentsituationanddevelopingrecommendationsAbstract:Themodernproperty
