1、摘要天津滨海新区正在成为世人关注的焦点，连接滨海新区与市区间的津滨轻轨成为一道靓丽的风景。津滨轻轨的建设为物业管理市场提供了广阔空间，天津天孚物业管理有限公司通过公开投标，取得了津滨轻轨的物业管理权。如何应用先进的科学管理理论，把握这一特殊物业管理门类的规律，为业主和乘客提供优质服务是物业管理行业所面临的崭新课题。本文综合运用了平衡计分卡和服务利润链理论，通过企业战略分析工具，阐明了物业管理行业的特点，深刻剖析了津滨轻轨物业管理所面临的挑战，提出并论证了津滨轻轨物业管理的战略愿景，搭建了符合津滨轻轨物

2、业管理工作特征的组织结构，提出了客户服务中心的概念。在津滨轻轨物业管理服务实施策略中，从管理目标设定、团队学习与成长、标准化建设、现代化建设、客户关系管理五个方面加以论述。本文突出了内部员工满意度对物业管理的重要性，是物业管理服务理念的创新。此外，本文依据平衡计分卡“无法描述就无法衡量，无法衡量就无法管理”的观点，提出了物业管理KPI指标，并指出了测定依据及其行动方案，是物业管理行业发展过程中的重大飞跃。关于轻道交通物业管理的研究尚不多见，本文力图探索出一个能够指导企业开展组织自我改善，提高企业竞争力
