1、哈尔滨工业大学工商管理硕士学位论文摘要随着房地产行业竞争的加剧以与政府调控力度的加大，房地产开发的利润率越来越低，这就直接使得地产企业对房地产开发成本越来越重视，不少房地产企业从以前简单粗放式的事后核算型逐渐过渡到过程管控型的成本控制。为了追求更高的利润，不少房地产企业不惜在成本管理上投入大量的人力与物力，寻找适合企业的成本管理方式与方法本文首先阐述了论文写作的背景，然后介绍了我国房地产行业的发展过程、房地产成本的构成、房地产成本的管理方法以与国内外房地产成本管理的分析的现状，并指出完善成本管理方法，解决成本管理问题的意义

2、。其次，论文介绍了AZ地产的基本情况与战略发展目标，分析了AZ地产的外部环境与内部环境，提出了AZ地产解决成本管理问题的必要性和紧迫性。针对AZ地产成本管理出现的问题，设计了基于PDCA管理理论，关于AZ地产基于优化组织架构、制定成本管理制度、建立目标成本与动态成本管理、责任成本管理等的成本解决对策。介绍了各个管理方法的概念与详细内容。最后，论文还对成本解决对策的应用进行了效果展望。希望本文讨论的问题会对其它的房地产行业的成本管理起到一定的指导。关键词：房地产；成本管理问题；目标成本；动态成本；责任成本-I-哈尔滨工业大学
