1、摘要近年来我国房地产业发展迅速，这给我国的房地产企业带来了更大的发展机遇。但随着市场经济的发展和经济的全球化，国家对房地产业实施的一系列宏观调控政策，以及银行等金融机构信贷政策的新变化，都给房地产企业带来了一些新的挑战。虽然房地产企业不是直接的金融机构，但由于其本身融资的特殊性，在企业运作过程中都与金融机构有着密切的联系，因此房地产企业经营面临着巨大的金融风险。房地产企业在面对现代金融风险的严峻挑战中，如何化险为夷、转危为安是个迫切的问题。本文认为房地产企业加强风险管理十分重要，面对经济的快速发展，要想在经济浪潮中

2、稳住脚根，房地产企业进行体制改革和融资渠道创新已刻不容缓。首先本文对房地产企业金融风险进行了界定，论述了房地产企业作为非金融机构存在的金融风险的种类；接着对房地产企业的金融风险的特征、房地产企业金融风险的特殊性以及金融风险的特征进行了定性的分析,重点把企业金融风险与企业财务风险、经营风险进行了比较。接着本文分析了金融风险的形成机理，然后研究了房地产企业金融风险预警机制；主要对金融风险预警的方法、程序、作用做了概述，然后结合模糊综合评判法建立了房地产企业金融风险预警的模型。最后本文对房地产企业如何防范和规避金融风险做

3、了探讨，主要从建立和完善房地产企业金融风险机制、深化房地产企业改革，提高房地产企业运作效率和完善企业的融资渠道三个方面对作了分析。重点对当前房地产企业的融资途径做了概述和分析，得出了完善房地产企业融资方式是降低企业金融风险的关键。关键词：房地产企业；金融风险；金融风险预警；风险防范IAbstractInrecentyears,therapiddevelopmentofrealestateindustryhasofferedamorepromisingopportunityfortherealestatecompan
