1、毕业论文（20__届）房地产上市公司的盈利能力分析II摘要近年来，在我国经济高速发展的带动下，房地产业也得到了飞速发展，成为我国国民经济的朝阳产业和支柱产业，在市场经济中极其活跃也备受关注。不管房地产公司承认与否，房地产是个暴利行业的观念已深入人心。那么房地产行业是否是像普遍消费者们认为的那样是一个暴力行业，他们的盈利能力到底怎么样，这就是本文研究的主要方向。本文将采用杜邦财务分析体系，从净资产收益率这个核心指标出发，收集36家在上证所上市的房地产公司的资料信息，然后进行整理分析，了解房地产上市公司的盈利能力，寻找近五年影响房地产

2、上市公司盈利能力的影响因素。试图为提高房地产上市公司的盈利能力提出一些建议。本文第一部分先对房地产和房地产行业的相关概念进行阐述，简单介绍我国房地产行业的发展史和上海证券交易所的概况。第二部分首先介绍了盈利能力的概念和常用的评价方法和评价指标，然后系统介绍了本文研究采用的杜邦财务分析体系。第三部分以2005年-2009年在上海证券交易所上市的36家房地产上市公司为研究样本，通过数据统计和图表分析，得出这五年房地产行业盈利能力良好的结论；并分析总结各因素对净资产收益率的影响程度。第四部分为提高房地产上市公司的盈利能力提出若干建议并阐
