7、问地成为国民经济的支柱产业,房地产业的重要地位和发展速度也越来越受到大家的关注。作为典型的资本密集型产业,房地产业的风险也时刻存在。当前,如何防范控制房地产风险已成为整个房地产业所面临的最紧迫课题。近年来,随着国家对房地产业逐步实施了一系列的宏观调控政策,特别是日趋严格的土地和金融信贷政策使房地产业遭遇了前所未有的资金困境。在政策严厉打压下,房价过快上涨的势头得到了有效遏制,调控效果在限购城市显现。面临成交量持续低迷的现状,北京、上海、杭州、深圳、南京、苏州等大中城市主流品牌企业适时调整营销策略,销售业绩同

8、比有所增长,但大都未完成年初目标。在紧缩的货币政策和严厉的房地产调控政策下,房地产企业尤其是中小企业融资困难,资金链紧张,标杆房企“现金为王”,拿地谨慎。2、研究的目的与意义风险在房地产企业中无处不在,如果没有很好的风险防范控制措施,开发商就会被可能发生的损失所困扰,其担忧可能使其终止某些开发与经营活动或者是改变其经营方式。因此精确而有效的风险防范控制管理是房地产开发商最经济、最有效地处理各种意外损失的重要途径。
