2、些年得到了较好的发展，但是物流地产却发展却的比较缓慢。所以中国新兴城市50强也面临着优质物流存储空间的供应缺乏的问题。该市场拥有超岀想象的长期增长趋势，完备的交通设施、零售业的发展与制造业向大陆的转移都会促进物流地产市场的发展⑴。高效的物流系统是中国的经济发展与现代化建设都需要以效率高的物流系统为基础。中国是世界制造业中心和贸易中心，国内市场的快速发展、迅猛增长的零售业、处在高速发展中的电子商务和物流地产行业市场需求上移均表明中国物流地产行业存在极大的发展空间。我国的大部分企业对于物流地产的真正的意思不太知道，因此本文首先介绍物流地产的含义、特点以及其运营模式，概述了物流地产的相

3、关理论基础；其次,通过对中国物流地产的未来市场发展情况进行分析后，简单说明了物流地产市场在中国的形成过程，表达了国内物流地产市场的发展前景十分好，并分析物流地产的优势和薄弱环节；接着，使用SWOT分析法对我国的物流地产的发展状况进行优势，劣势，机会与威胁进行综合性的分析；最后，基于之前的理论基础与定量分析，分析了我国物流市场前景和未来发展的趋势，并对物流地产的发展提出有关建议与对策。关键词：物流地产；物流园区；SWOT分析ABSTRACTInrecentyears,withChinafssustainedandrapideconomicdevelopment,alwaysmain
