1、验收申请催告函篇一：商品房质量问题纠纷及其处理商品房质量问题纠纷及其处理房地产法规规定，房地产开发企业应当在商品房交付使用时，向购买人提供《住宅质量保证书》和《住宅使用说明书》。《住宅质量保证书》是房地产开发企业对所售的商品住宅承担质量的法律文件，应当列明工程质量监督单位核验的质量等级、保修范围、保修期和保修单位等内容。开发商应当按《住宅质量保证书》的约定，承担保修责任。商品住宅出售后，委托物业管理公司等单位维修的，《住宅质量保证书》中明示所委托的单位。住宅保修期从开发商将竣工验收的住宅交付使用之日起计算。购买

2、整栋商品房的，其地基基础和主体结构在合理使用寿命年限内承担保修。如果购买的商品房因质量问题严重影响正常居住使用，法院应支持买房户解除房屋买卖合同。不管房屋是否经过验收合格、是否已经交付业主使用，只要房屋主体结构质量经核验确属不合格，购房者要求退房和赔偿损失的，法院都应予支持。另外，即使房屋的主体结构没有质量问题，但有其他严重影响正常居住使用的质量问题的，购房者同样有权要求退房和赔偿损失。这里所称的“房屋质量问题”organizationsystemandworkingmode,theselectionofanu
