1、——浅谈房地产企业财务风险及防范摘要近年来，我国房地产行业出现持续增温的现象，房地产行业在国民经济中占据越来越重要的地位。一方面，房地产行业的快速发展为国民经济增长做出了重要贡献；另一方面，由于房地产行业本身属于高投资、高风险、高收益的行业，再加上我国房地产产业尚不够规范化，金融体系的不完善，房地产行业在高歌猛进的同时，也承受着巨大的财务风险。本文主要阐述了房地产企业财务风险的背景、现状及特点，在资产负债率高，存在偿债风险、利率风险、再筹资风险、税收政策风险及市场供求风险的现状基础之上，从内因和外因两方面分
2、别分析其财务风险形成原因，并针对不同的原因分别提出了树立风险价值观念，研究政策环境与形势，整合社会资源，正确选择开发的物业状态，优化资本结构，提高财务管理水平，增强风险意识，提高决策水平五大措施，为房地产企业的财务风险防范和规避提供了一定的参考。关键词:房地产企业财务风险防范———ABSTRACTInrecentyears,China'srealestateindustryappearedthephenomenonofcontinuedwarming,realestateindustrymoreandmor
