2、ber7内容提要工业房地产评估是指对工业房地产价格的评定和估算。工业房地产价格就是工业房地产价值的表现形式，是指在工业房地产开发、建设、经营过程中，所耗损的全部社会必要劳动形成的价值、价值和土地所有权价格综合的表现形式。由于中国非标准厂房多，厂房造价差别大，没有统一的重置价格标准.工业房地产评估方法一般以成本逼近法为主。在有比较多的市场交易案例的条件下，像标准厂房的评估，也可以采用市场法来进行评估。部分出租的标准厂房也适合采用收益法进行评估。相对不同的情况评估时，有不同的解决办法。因此，本文结合工业房地产的主要评估问题，分析了企业改制、破产清算、抵押贷款以及租赁等评估价值时的对策
