1、中国科学技术大学硕士学位论文银行信贷与房地产金融风险管理研究姓名：杜琳琳申请学位级别：硕士专业：企业管理指导教师：张瑞稳20090401摘要摘要2007年，新世纪金融宣告破产，次贷危机在美国爆发。在这场危机中，伴随着美国房地产泡沫的破裂，住房抵押贷款公司濒临破产，对冲基金被迫清盘，投资银行宣布亏损，进而引发美国和全球金融市场出现剧烈动荡，这次美国房地产次贷危机的爆发又一次让人们看到房地产过度膨胀所蕴含的金融风险。近年来，随着我国城市化进程的加快和住房制度改革的推进，我国房地产业呈现出高速发展的态势，逐渐成为国民经济新

2、的增长点和消费热点。然而房地产业是一个高风险的行业，它高度依赖金融市场的信贷支持，因此，房地产金融在支撑房地产业迅速发展的同时，也不可避免地承担了房地产业的高风险。尤其近年来由于我国经济结构的失衡，对外贸易顺差的过快增长，银行体系出现了流动性过剩的局面，以房地产为代表的资产价格呈现出快速上涨的趋势，大部分城市的房地产价格都出现了大幅度上涨，部分热点城市或地区的房地产价格甚至上涨了几倍，出现了严重的房地产泡沫，使房地产的金融安全成为一个需要重点关注的问题。本文通过分析，探究银行体系流动性过剩背景下银行信贷的过度支持与房

3、地产泡沫之间以及房地产泡沫和房地产金融风险之间的深层次关系。在此基础上，以北京、上海、天津和重庆房地产为例，实证检验了银行信贷的过度支持是产生房地产泡沫的重要影响因素，并借鉴美国次贷危机经验，结合我国的实际情况提出有效防范房地产金融风险的政策建议。关键词：银行信贷流动性过剩房地产泡沫次贷危机房地产金融风险AbstraetABSTRACTIn2007，NewCenturyFinancialwentbankrupt，andsub-loancrisisfinallybrokeoutintheUnitedStates．Int
