1、RentalAgreementIDNo.(hereinafterreferredtoasthe“Tenant”),AndIDNo.(hereinafterreferredtoasthe“Landlord”),ActinginaccordancetothelegislationofGeorgia,haveconcludedthepresentAgreementinrelationtothefollowing:1.SUBJECToftheAgreement1.1LandlordherebyrentstotheTenantforthetemp
2、oraryusehisproperty;livingapartmentlocatedatthespecifiedaddress:(seeextractfromPublicRegistryinAnnex1)(hereinafterreferredtoasRentedProperty)andprovidedhimconditionsforaccommodationduringthetermofrent,andtheTenantpaystotheLandlordrentalpaymentaccordingtothetermssetforthi
3、ntheAgreement.1.2ThePartiesshallbeguidedbyCivilCodeandothereffectivelegislationofGeorgiainanymattersthatarenotexpresslyprovidedforherein.1.3LandlorddeclaresthatheistheownerofRentedProperty,ithassuitablequalityforuseandnothirdpartycanclaimarightagainstthisagreement.Landlo
4、rdisentitledtoappointAgenttosigntheAgreement.PowerofAttorneyisattachedinAppendix1.1.4FortheRentedPropertywhichcannotsatisfytheneedsoftheTenant,theTenantcanupgradetheRentedPropertywithoutchangingthemainstructureoftheRentedProperty,includingupgradingoftheyardandgreenplant.
5、1.5Tenantpaysfeesfordomesticservicesusedbyhim;electricity,gas,water,telephone,cabletelevision,internet,stairscleaning,frontdoorfee,elevatorfee.2.TERMSOFTHELEASE1.1TheAgreementtakeseffectfromthemomentitissignedbybothPartiesandisvalidwithin30months.ShouldtheTenantwanttoren
6、ttheRentedPropertycontinuouslyafter30months,theTenantshalltakepriorityoverotherTenants.2.TERMINATION2.1ThisAgreementmaybeterminatedpriortotheagreedtimeonthebasisofmutualagreement.2.2UnilateralterminationoftheAgreementbyLandlordpriortotheagreementtimeimplieshimtheresponsi
7、bilitiesofreimbursementTenantforlosses.2.3TenantisentitledtoterminatethepresentAgreementpriortoagreedtime.InthiscaseTenantshallpayadditional1monthrentalpaymentaspenalty.ThispaymentwillbemadethroughretentionofpartofmoneypaidthroughretentionofpartofmoneypaidtoLandlordinadv
